I went to the property management of my compound to ask if there is an available apartment bigger than the current one we rent. She introduce one to us. Then yesterday we went to deal with the landlord and she was here. She was writing the contract and the landlord said we have to pay her 35% for the contract.. She said she was a real estate as well.. Is it possible and normal? We are very uncomfortable because she obviously take landlord side due to her duty as property management.
All is negotiable. If she is the landlord and agent, then you should be able to bargain down to at least 30 or maybe even lower. Go for it.
Our agent recieved 70% of the first months rent, but not from me - from the landlord.
I think I've always paid 35% agency fee.
I don't know if it's normal for a property management staff to also be a real estate agent (sounds fishy to me too), but if she is, she should be collecting 35% from the landlord as well. Agents collect from both the tenant and landlord.

We pay the real estate agent for the service of finding an apartment for us. This is normal. The property management agent job is to help ease all aspect of living in the area they supervise.. They get paid for this. They are also suppose to help for the tenants to find a new apartment in the same area.. This is aslo part of her job... Normal, when you pay your rent, part of it include the payment of the wuye... If this one turn to be also a real estate agent.. Then, they take the money twice for a job they have done once. Has you say: Very fishy!!!
I know 30% is pretty standard- sometimes both the landlord and the person renting will pay this fee-30% each...
Maybe because your a laowai she's asking for 35%.
Should be 30% or there abouts of one month's rent.
